2008

The Espresso Martini

Three friends. One conversation. A few espresso Martinis. And a shared vision: property management could be so much better for people.

2009

The start of the portfolio

Secured our first block management contracts. Small beginnings, but we were proving our approach worked, residents were happier, buildings ran better, and communities started to thrive.

2010

Finding our home

Opened our first proper office in Manchester city centre. Growing our team, expanding our portfolio, and proving our people-first approach worked.

2011

Expansion: site services team created

Created our dedicated Site Services team. Because great community management isn't just about admin, it's about having skilled people on the ground, solving problems and building relationships.

2012

Best RMC & RTM Managing Agent

Won our first major industry award. Someone noticed we were doing things differently-and it felt good.

2014

The BTR breakthrough

Launched our new brand and joined the Manchester Life Development Team. This was the moment we stepped into the emerging Build to Rent sector and found where we truly belonged.

2016

New cities, New possibilities

Launched in Liverpool and introduced our mobilisation service. Getting communities right from day one, because first impressions matter.

2018

Major milestones

Secured landmark contracts including LOCAL Blackfriars and Spring Wharf. Building our reputation as the UK's go-to BTR community management specialists.

2022

Industry leaders

Won Inaugural BtR Operator of the Year at Homeviews awards and Coliving Operator of the Year at the Coliving Awards, cementing our position as one of the UK's leading residential operators.

2024

10k BtR Homes Strong

Our build-to-rent portfolio hits 10,000 homes under management - a milestone that reflects a decade of expert property management, trusted partnerships, and communities built on people-first values

2026

THE FUTURE IS BRIGHT

20k + homes across all tenures, £7bn GDV operating in all UK jurisdictions and most UK cities at scale. We're still as passionate about putting people first as we were back in 2008.
