The development
Advent is a large, modern development of 385 apartments over two buildings situated in Ancoats, just outside the city centre. Its waterside location and proximity to the work and entertainment attractions of Manchester city centre have made it a popular choice amongst buy-to-let owners and young professionals looking for an affordable place to rent.
The problem
Back in 2012, cracks were beginning show in the relationship between leaseholders and the managing agent who had been appointed after a successful Right to Manage process was carried out by leaseholders.
Unfortunately, they’d chosen a company who soon lapsed into bad practices including lack of communication with leaseholders and an apparent disregard for proactive future planning. The Directors of the Right to Manage Company of Advent decided to take action.
The solution
The RTM Directors at Advent approached urbanbubble in 2012, who began the transfer of business process by communicating with leaseholders at Advent He and ensuring the required majority of them were happy to change managing agent.
Then, the urbanbubble team carried out lengthy negotiations with the outgoing agent to ensure all funds were accounted for and any legal loose ends correctly tied up.
An IPIP was then drawn up covering budget and required actions and signed off by the RTM two weeks prior to the handover date to ensure the seamless continuation of services.
Following handover, all resources at urbanbubble’s disposal were immediately utilised to bring the site back up to the high standard the leaseholders deserved; improvements to security, CCTV, fob access, the 7 lifts on site, the window cleaning and the cleanliness of the communal areas.
In many instances, urbanbubble also hold an open day for letting agents to share the improvements which they can pass on to potential tenants, and hold forums with leaseholders and residents to share problems and keep them in the loop.

After six months, the RTM has the opportunity to say thanks but no thanks to urbanbubble and walk away from the contract with all fees refunded.
